We are here to help you navigate through the process of Real Estate Closings. We gather information about the contract, the loan, title to the property, insurance, home warranties, termite inspections, and land surveys, as well as preparing the required legal documents.
To start the process we receive the contract from the Buyer or Sellers Agent. We send out information checklists to the respective parties and start to consolidate the responses into a useable format.
Using our reliable network of abstractors in Mecklenburg, Iredell, Lincoln, Gaston, Union, Rowan, Stanley and Catawba we conduct and analyze Title Searches attached to each property. This is a vital part of the closing process which ensures there are no outstanding issues that need to be addressed before the property can be transferred to new owner.
We work with local Title Companies that do our Title Searches and Title insurance. North Carolina requires title insurance for nearly every mortgaged homeowner. By that logic, when a homeowner pays with cash, they are not actually required to have it. Of the two policy types — Lender's and Owner's policies — it is the Lender's policy that is required.
We will collect any additional documents that are required from you that need to be recorded in the final documents. These can include:
- Inspection costs
- Termite inspections
- Carpet cleaning
- etc
If you are taking out a mortgage to help finance your home, we will liaise with them directly about what your terms are. All of this information will get put into your final documents.
A few days before closing (cash or financed) we will send you documents that you will need to go through with your agent and/or lender. This is important as changes on day of closing can cause unexpected delays and possibly lead to properties not closing.
Funds will need to be Wire Transferred before we can record the sale/purchase of the property with the county. You will receive this information a couple days before closing.
Once the county has advised the property has recorded, the process is done for the Buyer/Seller.
